Based on data obtained through the Greater Las Vegas Association of REALTORS Multiple Listing Service (MLS), there were a total of 2,568 unit closings in February 2016 within the Las Vegas and Henderson areas...that's up about 304 unit closings since January 2016. Please note that this data does not take in account, any closings outside of Las Vegas and Henderson areas such as Moapa, Pahrump, Boulder, etc.
The data reflects an Average Sales Price for January 2016 of $235,797 at $119.1 per square foot and 65 Days on the Market
According to the data, of the 2,568 Total Closings in February 2016, 84.6% were Traditional Sales, 8.6% were REO and Foreclosure Sales and 6.7% were Short Sales:
34.66% of the units sold with Conventional Loans; CASH Buyers were a close second with 30.7% and FHA Buyers with 25% sales coming in third. And, VA financing buyers represented 7.9% of the closings:
Over 37.9% of sales for February 2016 were for homes within the $100,000 - $199,999 price range:
Current Listings available on the MLS as of 3/10/2016 at 2:00pm in the Las Vegas and Henderson areas are 8,874 (of which 820 are Short Sales and 295 are REO properties) and 4,784 are contingent or pending properties.
